What is a design-build firm?
Construction companies provide architectural, contractor and construction services under a single roof. Design - Construction. The firm has an integrated design-build process from initial design to the estimate to building the project with an aim to providing the client with a smoother experience and to enhance client relationships with the firm as an entire. Because all work is undertaken by a firm, the design and building company can overlap both the construction and the design stages of the project, usually speeding up the project considerably. Aside from reducing risks, the firm works through single-point contracting on a single project with a single partner.
Design-Build delivers success
Bridges. The biggest construction project in the state. The project is expected to cost $1.7 billion over the first six-month period of its funding. After Hurricane Katrina the Pentagon's rebuild was financed by $94 million under budget and a year earlier. Irvine's Residential Development project provided a rapid-track multiple product development project with more than 80 items beyond the RFP.
Traditional project delivery
Owners have to manage two separate contracts that often lead to adversaries of designers with contractors. If something went badly and the unforeseen circumstances demanded adjustments the designer and contractor blamed each other for the costs or schedule changes, which can sometimes lead to litigation and delays adding to the overall project costs.
Design-Build isn't new
Master Builders built world-renowned buildings through a century of practice and innovation. Throughout this period modernity gave us silos and specialties that created a “us vs ” environment which pitted project team players against one another resulting in delay overruns and lawsuits. Design building is more convenient.
